The following schemes are recent regeneration projects that were delivered in my previous role:
A pocket site within a stone’s throw from Angel station, set within a Conservation Area and surrounded by Grade II listed terraces.
I led the resubmission of the second application, working closely with the architects in their design evolution and justification, and supporting statements to ensure we provided an integrated and robust response to the previous reasons for refusal.
Planning permission secured 7 family homes (with basements), one of which was completely underground.
The second application was recommended for approval, overturned at committee and was Allowed at Appeal.
A former car park located in the heart of Shoreditch and immediately adjacent a Conservation Area.
I pushed the architects to increase the building heights to secure 9 more units than initial concept designs suggested.
Planning permission secured:
Planning permission granted, following recommendation by Committee.
A former datacentre set within a wider allocated regeneration site just south of South Quay.
A detailed and robust pre-application process secured the 1st application for 183 units (10% affordable housing) within 12 months.
Subsequent design justification received officer support that resulted in a net increase of 42 units by way of a second planning permission which secured:
Planning permission granted, following recommendation by Committee.
A vacant site with a checker history of controversial tall buildings and an extant 60m building.
Time sensitive, a full planning application was submitted within 5 months following detailed pre-planning meetings with officers for a 329 unit scheme, set within buildings up to 32 storeys.
Following a 4 week public inquiry, our appeal was Allowed by the Inspector, only to be overturned by Secretary of State who had recovered the decision, despite support from the National Head of Architecture.
We unfortunately lost our Judicial Review of the Secretary of States decision in the High Court.
This vacant 16 acre locally strategic industrial site, was once home to the production of Honeymonster cereal.
I led a consultant team of 40, including 6 architectural firms, through a comprehensive 18 month pre-application process, including a masterplan-led proposal, a policy/design response to (then) emerging GLA co-location policy aspirations and the creation and co-ordination of an officer supported Design Review Panel.
6 months from submission to committee, with no design changes, securing planning permission for:
Planning permission granted, following recommendation by Committee.
A 0.2ha site, located in the heart of Hounslow Town Centre opposite the Council’s new Civic Centre – Hounslow House.
Knowing co-living was a new concept, we engaged early with the Portfolio Holder for Housing and the Leader of the Council.
After 8 months of pre-application meetings, it was clear officers were uncertain about their aspiration for the site. This view continued following submission of our application, so we appealed against non-determination for a 15 storey stepped building that includes 248 co-living units (0% affordable housing), 700sqm office and 600sq of retail.
An appeal against non-determination was Allowed.
An under-used a data 1960’s shopping centre, the redevelopment of Leegate Centre is awaited with two previous planning applications remaining undetermined.
Design was key for planning officers, whilst affordable and deliverable design our aspiration with rising inflation.
A collaboration of consultants to demonstrate to officers fine balance between aesthetics, functionality, environment, sustainability and energy efficiency.
After 18 months of pre-application discussions, we submitted planning for mixed use scheme, comprising 563 units (a 170 net increase on the previous application) and 3,500sqm of community and commercial floorspace in buildings up to 15 storeys, in June 2022.
Determination is awaited.
This site comprises a vacant office block that is adjacent Apsley train station and immediately flanks the Grand Union Canal in Apsley.
A Joint Venture between Redington Developments and McCarthy Stone, I was heavily involved in the contract negotiations.
Following pre-application meetings with the Council and Canals River Trust, over a 3 month window, saw a scheme for 69 residential units, 65 extra care units and 3,000sqm office space submitted in July 2022.
Determination is awaited, following a moratorium on residential planning applications in connection with Natural England’s temporary measures tied with the Chilterns Beechwoods Special Area of Conservation (SAC).
