The practice is able to provide an independent and objective assessment of the development potential of land having regard to planning and other constraints.

It can advise on the feasibility of accommodating various types of development, the appropriateness of different uses and the best means and strategy of achieving planning permission.

Interface PDM has considerable expertise in preparing and submitting planning applications, particularly where complex planning issues are involved. Throughout their careers, members have dealt with a wide variety of residential, commercial, industrial and leisure projects.

For larger and more complex projects, the practice is used to taking the lead role and co-ordinating the input of other team members and the involvement of other specialist consultants.

We can provide advice in respect of whether your existing development has acquired immunity from enforcement action or whether your proposed development requires planning permission.

If formal confirmation of this is required, we can guide you through the process of attaining a lawful development certificate.

We are able to assist if you are concerned about a third party proposal. We will help articulate and define our clients’ position regarding the planning merits to present in a written objection, relative to statutory requirements, planning policy and material planning considerations.

Work streams can extend to attend public meetings to present the clients concerns and enter into negotiations with the applicants and/or the local authority on your behalf.

Our team has undertaken complex negotiations where it relates to securing planning benefits via planning obligations forming part of a section 106 legal agreement.

We can assist in the preparation of draft heads of terms, negotiate appropriate triggers to minimise the impact of cashflow and advise in the discharge of obligations.

Our experience involves specialised advice on design matters and masterplanning, from conceptual proposals and design and access statements through to more detailed development briefs.

The practice focus in this regard is relatively minor. Although there is experience with large scale developments going before public inquiry and high court challenges, this was more in the capacity of client.

Our extensive experience in dealing with planning appeals is primarily by way of written representations.

We have experience in the formulation of development plans and their importance in the determination of planning applications and appeals. The practice can promote and guide proposals through the plan-making process and seek to influence the drafting of policies.

Examples of work include lodging representations on behalf of developers, landowners and other interested parties, to consultation and deposit draft local development framework and local plan documents and supplementary planning guidance.
